We offer a comprehensive acquisition and management service from our offices in Boston, Rochester NY and Dublin. Our service is tailor-made for each investor or investor syndicate, allowing them to procure an investment property in a targeted area through an established network of Real Estate professionals. Our acquisition service includes property sourcing, deal negotiation and all legal and accounting requirements. Post acquisition, we will manage the asset to fully maximize returns and devise and execute the right exit strategy at the appropriate time. Our focus is to achieve current positive cash flow and medium to long-term growth for our clients. Our ultimate goal for these clients is to create for them substantial, wealth building portfolios, through these investments.

Key points to note:

• All funds going into investment property deals will be held in an independent legal escrow account in the US so that the transaction is 100% secure to the investor at all times. On the closing of the sale, our investor will take direct ownership of the property through an LLC created for them.
• We partner with each investor, guiding them step by step through the entire process from purchase to disposition of their property, all the while building them a profitable portfolio in the US.
• With offices in three locations both sides of the Atlantic and a dynamic team, we are able to personally and effectively care for each property investment.

KEY INDIVIDUALS

Ciaran Hynes
Managing Director (CEO), BA, MMII

Ciaran serves as Director of ClearSkyCapital based in Dublin. A graduate of University College Dublin, Ciaran has key expertise in the Sales and Marketing area and is a member of the Marketing Institute in Ireland, the Public Relations Institute of Ireland and the Dublin Chamber of Commerce. He also has a broad business experience acting as non executive Director to several companies in Ireland.

Ciaran will be responsible for business development, customer relationship management and the overall strategic direction of the company. He travels to the USA regularly and has an excellent understanding of the market and the legal and financial aspects of investing there. He himself has built a significant property portfolio in Ireland and more recently has acquired residential and commercial development property in the USA.

Todd Fessenden
Operations Director (COO)

Todd serves ClearSkyCapital in several capacities, primarily directing the acquisitions and property management segments of the company in the USA. Todd has over twelve years of operational experience in industry – Business, Sales & Real Estate. Todd has developed a strong record of serving as a strategic planner, problem solver and entrepreneur.

Todd’s professional background in real estate began in 2002 with the acquisition of his first investment property which he personally managed. He has since expanded his portfolio, including his most recent acquisition of commercial development property in New York. Todd is a Massachusetts state licensed real estate professional.

Sam Nayagam
Finance Director (CFO), FCCA

Sam Nayagam serves as Director of ClearSkyCapital based in Dublin. Sam is a fellow of the Chartered Certified Accountants body in Ireland and is the key person responsible for financial management of the company.

Sam worked in McDonald Engineering where he undertook his accounting studies, completing them in Sennheiser GMBH. He became Financial Controller of Motorstore Ltd and in 2001 he led the MBO of Motorstore, growing the business and exiting in 2003.

Since then he has acted as Financial Controller and Executive Director for many companies. He has overall responsibility for group and financial control and the strategic direction of the company. Sam has been involved in property in Ireland since 1998 and has recently acquired residential and commercial development property in the USA.

Sean O'Brien
Associate Director

Sean is a highly experienced, independent Business and Property consultant based in Rochester, New York. He specializes in purchasing and developing both business ventures & investment real estate.

Prior to joining ClearSky, Sean was a mortgage banker licensed throughout the United States for over 15 years. His specialty was investment property financing and real estate portfolio building for his clients. He consistently outperformed the market and began consulting with a primary focus on property valuations based on current income with emphasis on capital appreciation as a bonus.

Sean's parents are originally from Limerick and he travels to Ireland regularly. ClearSkyCapital and Sean O'Brien have committed to a strategic alliance bringing valued investment opportunities to the Irish Market.

David Topian
Director of Engineering and Construction

David serves as Director of Engineering and Construction. Since attaining his Civil Engineering degree and MBA, David has had the opportunity to work as owner’s representative, general contractor, construction manager and engineering firms over his 26 year career in the industry.

David has a wide range of experience in the design and construction of residential, retail/commercial and industrial construction projects. He has been involved in all facets of the development process from land acquisition, permitting, cost estimating, work scope development, public presentations, zoning, Phase I/II Environmental Assessments, construction and close-out. He has a record of on-time schedules and budgets. He has managed projects ranging in size from $100,000.00 (US) to $252,000,000.00 (US).

He is involved with over 60 banking institutions, capital investors and insurance entities completing construction related inspections and property condition surveys protecting assets of investors.

David owns and manages investment properties in the USA.

Stephen Griffiths
Business Development Manager

Prior to joining ClearSky Capital as Business Development Manager, Stephen Griffiths was managing director of Clear View Investments Limited, a company established in 2006 to provide both structured investment opportunities and project finance for property projects in Ireland and Western Europe. The company was successful in raising in excess of €45 million for various property based schemes. Previously, Stephen spent twelve years in the IT and ICT sector, establishing and running his own technology services company, which he later sold and worked with BT Ireland on their 21st Century Network within the European banking sector. Stephen has extensive experience in a range of business sectors, where he has assisted startups and holds directorships.
